  1. Know the Market:  We only operate within a 100 mile radius of Athens, Georgia.  We study growth and employment rates, trends, and other economic forces that affect the markets in which we invest on both macro and micro levels.  We live, work, and play in our markets, and strive to maintain a deep understanding of buyer and tenant demands.

  2. ​Buy Smart:  We buy under-performing or under-managed properties in great locations within our markets.  Most of our acquisitions come from our network of trusted real estate agents and brokers who seek us out when deals that meet our criteria cross their desks.  Most properties are purchased prior to being listed on the open market or MLS service.

  3. Improve:  Our purchases are always "extensive construction projects."  We deploy physical improvement capital in areas that create the most market value.  We self-perform most capital improvement projects under our wholly-owned, licensed Light Commercial and Residential Contracting company, Gibbs Capital Construction.  

  4. Stay Hands-On:  All rental and property management is performed by Gibbs Capital Management, our wholly-owned licensed and insured management company.  We have vertically integrated the different components of the investment cycle from start to finish.

We also build and redevelop custom construction homes and buildings for select clients under Gibbs Capital Construction.
